Ok...So why Are Charlottesville Homes So
Desirable?
Charlottesville homes are highly desirable for many
reasons. The history in this wonderful, pastoral area of Central Virginia is unsurpassed. Thomas
Jefferson, James Monroe, James Madison, Theodore Roosevelt and Lewis & Clarke lived here and
have changed our lives for the better. There are numerous historic Charlottesville homes that bear
traces of Jefferson's fine work.
One reason why people love it here is because the
University of Virginia is here. For the past five years UVA has been voted the best public college
in the country and is considered an Ivy League School. UVA's business school, Darden, teaches their
students to buy Charlottesville homes when they attend so they can live for free and hopefully make
a profit when they sell. Like almost every small city in America, Charlottesville homes have
depreciated in value. 23% is what the average home in Charlottesville is down versus 27% for the
more luxurious Charlottesville houses in 2009.
When people think of Charlottesville today they
usually think of the thrilling music scene we have. We can attribute this to the Dave Mathews Band
which is from Charlottesville. They helped bring Charlottesville the exposure and such big names as
the Rolling Stones, Bob Dylan and Eric Clapton to Charlottesville. We now have four music venues of
various sizes including the historic Paramount on the downtown mall. Tony Bennett re-opened it in
2006. Country music lovers have been flocking to Charlottesville too. Sissy Spacek & Mary
Chapin Carpenter own spectacular Charlottesville homes here and there's a fabulous banjo-making
community in the hollows just minutes south of Charlottesville. Every summer, Graves Mountain
throws a blue grass shindig that is extremely popular with many blue grass and country music
lovers. Charlottesville is also for dancers! Ballet and modern dance are very popular.
Charlottesville is home to two, superb hospitals. The
University of Virginia and Martha Jefferson hospitals are both in the top 25 in America and both
specialize in cancer research. The Kluge Children's Hospital is here too. The Charlottesville
countryside is so spectacular and bucolic that many of the best doctors in America choose the live
here for the overall quality of life over big city living. Being one of the smallest cities in
America, getting to a hospital is easy and quick. There are many fabulous communities offering
exquisite Charlottesville homes within 5 minutes of the hospital including Keswick Estates (Many
Keswick farms are fine examples early 18th century, Georgian architecture). This is why many
Charlottesville seniors choose Charlottesville.
The schools here are also excellent. One reason is
there is a teaching college at the University of Virginia and many grads want to remain and teach
here because homes in Charlottesville are affordable and safe. Most of our high school graduates
attend college after graduation.
Horses and horse racing has been a favorite past time
among the affluent since colonial times. There are exquisite Charlottesville horse farms
around every turn but many are well-hidden behind stone walls and centuries-old cedar groves. We
have two foxhunts here too...The Keswick & Farmington Hunts. Jefferson's work can be seen on
many Kesick farms. He was an avid architect and designed numerous spectacular Palladian
Charlottesville estates. For horse lovers, we have Glenmore and Keswick Estates where you can be in
a lovely equestrian-golfing community. Many of these luxury Charlottesville homes are priced in the
millions of dollars.
Crozet is where the most affordable homes are to be
found. While not the cheapest, Old Trail Crozet offers some fabulous new Charlottesville townhomes.
Another plus is the excellent Western Albemarle Schools. The area is very family-oriented and there
are pools, soccer and ball fields everywhere.
If you have children then Charlottesville is a great
place to grow up. Sports are huge here. While baseball and soccer are probably the most popular,
lacrosse, polo and skiing are also favorites. A wonderful new Little League Complex was just
donated to us by Charlottesville native, John Grisham.
Charlottesville homes are affordable especially
today. The average Charlottesville home costs around $300,000 while Charlottesville condos and
townhomes are much less. Most Charlottesville homes have spectacular Blue Ridge Mountain
